Fue: Each house sits in a good size plot with areas ranging from approximately 1/6th to 1/3rd acres
Landscaping: Each plot will be landscaped with turf and or grass seed and shrubs as well as hard landscaping features such as decorative slab and tarred paths, steps and patio areas. The garden areas will be enclosed on the back and side boundaries with timber fencing. The driveways are to be graded Macadam.
External Details:

The house walls are finished in a Tuscany render with a high quality slate like tile creating a more traditional appearance. Each house has a deck or patio area finished in either decorative slabs or timber decking.

All external timbers including windows and doors are to be finished in an easily maintained coloured wood preservative. The houses all have double integral garages with water, light and power points in good supply.

Internal Details:
Lounge

Lounge: The lounge is a large light airy room which is achieved with good sized windows on a double aspect. There is a solid fuel open fire featured as the focal point of this room. There is a range of fireplaces included within the house purchase.

 

Family Room/Kitchen : The open plan family room/kitchen has a double aspect with access outside through French doors from the family room area to the timber decking / patio area.

Kitchen / Family Room
  The kitchen itself features a range of units with different door fronts and contrasting worktops to ensure a high quality finish. Integrated appliances included are an oven, an easily maintained halogen hob, stainless steel extractor hood, dishwasher and fridge. Ceramic tiling is fitted behind the worktops to the underside of any wall units.
  Dining Room: The dining room in these houses is provided in different ways depending on the house type.


Lounge
 

The Bungalow house type – the dining hall is an enlarged over sized hall central to the house. The space is well lit and has access either to a deck or patio area and is a special feature to this house type.


The Villa house type – the formal dining area could be provided by utilising the 5th bedroom, equally this bedroom could also provide a study which would be well placed close to the main entrance ideal for home working.

 

Utility WC: This is an essential space for any busy family home. The utility is fitted with matching cabinets and worktops to the kitchen and ceramic tiling as above. There is provision for the home owners own washing machine and tumble drier.

Off the utility room there is conveniently located a toilet, and store incorporating the hot water tank.

Lower Hallway: The hallway in the bungalow, as previously mentioned, is a substantial open space designed to be used as a dining hall. This space also provides access to the bedrooms to the back of the house.

In the Villa house type the hallway is a good sized open space which allows access to both floors via the stair case and landing. The stair provides access to the integral garage.

Cloakroom / WC: All the houses benefit from a guest W.C. located in a central position.

 

The master bedroom & En Suite: The houses have spacious master bedrooms with either a dressing room or ample wardrobes. The en-suite is complete with a shower. They have ample power sockets and both TV and telephone points.

Bedroom
  Bedroom 2 3 & 4 All bedrooms are of good proportion.

In the Bungalow house type bedrooms 2 & 3 both have built in wardrobes and ample power sockets.

Bedroom 4/Study has ample power sockets and a telephone point.
In the Villa style house type bedrooms 2, 3 & 4 all have built in wardrobes and ample power sockets.

Family Bathroom Each house has a good sized bathroom complete with a separate bath and shower.

Additional Features

Fireplace : Real solid fuel open fire in the lounge. There is a range of 6 different fireplaces to choose from included in the purchase.

Heating: This is an oil fuelled boiler feeding a standard wet radiator system.

Lighting: There are a number of exterior lights located around the building both for convenience and security. Internally there is a mix of down lights and pendants.

Alarm: Each house is complete with a security system.

TV.: Each house is made ready to accept satellite television.

Roof: The roof is clad with an artificial slate tile.

Windows & Doors: The windows in each house are of the highest quality Scandinavian redwood. The windows are glazed with heat insulating double glazed sealed units, complete with night vents and brass handles. The doors (front and back) are also high performance Scandinavian units complete with brass handles.

Door trims & Skirting: In each house painted redwood profiled sections are used 95mm wide facings and 120mm skirtings.

Internal doors: As a finishing touch in each of these houses we have included beautiful fielded panel veneered hardwood doors, complete with quality brass hardware.

Timber decking: Each house is completed with timber deck or slabbed patio.

Ceramic Tiling: Ceramic wall tiling is provided in all bathrooms, toilets, kitchens and utility rooms.
