Fue: Each house is set in a large fue of approximately ½ acre.
Landscaping: Each fue is landscaped with turf, shrubs and trees as
well as hard landscaping features such as dry stone dyking,brick and paved paths. The garden areas are enclosed withtimber fencing and the driveways are tarred.
External Details:

Each house is uniquely finished using an antique off white render and “Bradstone” stone work. The roofs are to be finished with a slate like tile.

Above the front entrance there is a decorative timber arch with pillars which are finished (along with all other exposed timbers) in an antique grey preservative. At the back of each house there is a timber deck with a canopy over one end. Access to this deck is available from the lounge by means of double French doors and from the family room and the master bedroom via single French doors.

There is an integral double garage. The main garage door is cedar and comes complete with an electric opener. There is a rear door off the garage providing access to the garden.

There is a home work unit which is a special feature newly introduced to this development. This is a dedicated office complete with its own WC. The room has a generous amount of power outlets and phone points and provides the ideal home base from which to operate.

Internal Details:
Lounge fireplace

Lounge: This is a large elegant room which has such striking features as an open vaulted ceiling complete with a “Romeo & Juliet” balcony off the upper gallery. There is a fireplace and chimney for solid fuel. Due to the French doors and large windows, this room is extremely light and airy.

 

Family Room/Kitchen : This open plan room combining the kitchen with the family room has proven, in the past, to be a successful and extremely well used space. The family room is located towards the rear of the house with access via a French door, on to the timber deck.

Kitchen
  The kitchen is created using high quality units. Granite worktops ensure a superior quality finish. Integrated appliances are included and are as follows; a double oven, an easily maintained halogen hob, a glass / stainless steel extractor hood, dishwasher and fridge. The ceramic tiling is on the walls behind the worktops up to the underside of any wall units.
 

Dining Room: This is a large room with a feature full height window, with coving at the ceiling.

Utility Room: This is an essential space for any busy family home. The utility is fitted with identical cabinets to the kitchen and comes with complimentary worktops with ceramic tiling above the worktop. An integrated fridge freezer is also included. There is provision for the home owners own washing machine and tumble drier.

Utility WC: Situated off the utility room. This feature is ideally located for family use and is easily accessed from the garage and garden.

Lower Hallway: This spacious area provides access to the lounge and bedrooms.

Staircase: The staircase is made with American oak treads, newel posts
and handrails, providing access to the accommodation on the first floor.

Cloakroom / WC: The cloak room is located off the hallway and is complete with a guest WC.

 

The master bedroom is complete with a dressing room and five piece en-suite bathroom. The en-suite has white sanitary ware featuring a roll top soak tub, with ceramic tiling to dado level.

Bathroom
  Bedroom 2 has a good sized double wardrobe and an en-suite, again the sanitary ware is white with ceramic tiling to dado level.
  Bedrooms 3 & 4 both have built in wardrobes, ample power points and TV outlets.
Family Bathroom This bathroom is located between bedrooms 3 & 4. There is a thermostatic shower over the bath, the sanitary ware is white complete with ceramic tiling.
 

Upper Hallway This is a large open space which features a balcony overlooking the lounge. This space would be ideally used as a reading area.

Additional Features

Flooring : Each house comes complete with ceramic floor covering in the vestibule; utility room; both WC’s; family bathroom and both en-suites. Also included is hardwood timber flooring in the kitchen / family room, the remainder of the house will have deluxe wool mix carpet.

Lighting: A dedicated lamp circuit is featured in the lounge, dining room, family room and master bedroom. Sanitary Ware Ideal Standard Revue ware has been used throughout the property.

Internal Doors: Crown cut oak, fielded panel doors feature throughout the property.
